Although office growth was slow in the first half of the year, leasing activity gained momentum within Roswell/Alpharetta in third quarter as absorption totaled over 208,000 square feet. These gains have had a positive effect on the rental rate, which increased to$18.91 per rentable square foot. Steady growth coupled with the lack of new deliveries this past year has tightened the market,which not only has had a positive impact on rental rates but has helped lower the vacancy rate by 3.0 percentage points. All in all,the Roswell/Alpharetta has been one of the more top performing submarkets in the Metro area over the past year.
