The Northeast Industrial submarket lies along the Interstate 85 distribution Corridor, connecting Atlanta to theAtlantic and Northeastern states. It includes buildings in portions of DeKalb, Gwinnett, and Hall Counties, as well as a few buildings in Forsyth, Barrow and Jackson Counties. The Northeast/I-85 Submarket tends to lead the MetroAtlanta area with regards to industrial activity. The submarket's large size and strategically desirable locationcontribute to the high numbers usually generated here. Although the submarket lived up to and surpassed thisnotoriety during the first half of 2007, the same cannot be said for the second half of the year. With 546,483 square feetof absorption during fourth quarter, it finshed second in terms of net occupancy gains behind the I-20 West/I-85 Southsubmarket. The Northeast ended up absorbing roughly 2.8% of it existing space, keeping par with the other majorsubmarkets. After hitting a six-year low in first quarter at 14.9%, vacancy rates jumped nearly a full percentage pointto 15.8% in third quarter before receding back to 15.6% by years-end. Rental rates have climbed steadilyyear-over-year for the past four and ended up at $5.36/rsf in 2007.
